DESIGN–BUILD

Using the method of Design–Build for a building program, NWCC provides the construction management and Owner representation required for the critical development of the construction methodology and technology use necessary to define the functional and operational elements for a project.

Assistance will include:

  • Design team selection assistance and coordination
  • User group meeting coordination
  • Value engineering coordination
  • Proposed technology use reviews with Owner
  • Budgeting and cost control coordination
  • Value engineering coordination
  • Project document preparation coordination
  • Owner personnel coordination
  • Assist Owner with contract negotiation with architect, design team consultants and general contractor
  • Project constructability review coordination
  • Project phasing coordination
  • Assist Owners with major equipment selection
  • Invoice reviews and approvals
  • Project CPM scheduling coordination
  • Contract administration
  • Legal dispute assistance
  • Department relocation coordination
  • Closeout construction administration coordination

The scope of work criteria will vary for every project and will cause your management and Owner representation needs to change to fit your building program.

NWCC is typically paid for their construction management and Owner representation services to two ways.  For pre-construction services, we are paid on an hourly basis.  For services during construction and post-construction for closeout, we are paid a combination of an hourly basis and on overhead mark-up.
